Solicitor holding deeds

What is the story if a Solicitor is holding onto Deeds while awaiting payment?

I am assuming that there is no mortgage on this property and the title deeds are being held as a lien on the bill that is outstanding.   If this is the case it is perfectly valid for the Solicitor to do this in the same way as a garage may not release a car until the payment is made.

If this Listener is in dispute with the Solicitor over the amount of the bill then they can pay the amount “under protest” and subject to the costs being negotiated or perhaps if that doesn't work, the costs being fixed or taxed by the Taxing Master.
