Stamp Duty on site

Buying a site to build a house for first time buyers. Is there any way around paying stamp duty?

If you are buying the site from someone who is not going to build a house for you then you have to pay stamp duty at the commercial rate.  If on the other hand as a first time buyer you are going to buy the site and have the seller as a builder build the house then as a first time buyer you are likely to be exempt.
