From the client’s perspective, there are two major events in a conveyancing transaction; exchange of contracts (equitable title passes at this stage and all parties are legally bound by the terms of the contract) and completion (where legal title passes and the keys are handed over). From a solicitor’s perspective, we are concerned with the pre-contract stage (raising any necessary queries on title), the pre-completion stage (arranging draw down of client’s monies from the financial institute to complete the transaction) and the post-completion stage (ensuring the documents are stamped by the Revenue Commissioners and the clients title properly registered).
We appreciate that “first-timers” may find the whole experience daunting and may require extra reassurance.
